Attività edilizia in Alto Adige – Tra ripresa e stallo
According to the latest data from the South Tyrol Statistics Institute (ASTAT), the second quarter of 2025 paints a mixed picture: +53.9 % more residential building permits compared to last year, but –66.2 % fewer completed residential buildings. While new projects are being approved, many construction sites face delays.
ASTAT figures at a glance
In the first half of 2025, permits for 1,506 thousand m³ of residential space were issued (+1.7 % YoY), yet completed volumes fell sharply to 502 thousand m³ (–55.2 %). The non-residential sector also declined: –5.2 % in permits and –23 % in completions. Construction activity is thus at a crossroads.
Key causes
- Shortage of skilled labor and rising construction costs
• Supply chain disruptions and material delays
• Lengthy approval and bureaucratic processes
• Economic uncertainty and higher interest rates
Impact on the real estate market
Fewer completions and increasing permits suggest a potential supply shortage ahead. This could lead to higher prices and rents, particularly in key markets like Bolzano, Merano and Bressanone. For developers and investors, now is the time to accelerate planned projects.
Conclusion
South Tyrol’s construction sector stands between progress and stagnation. Investment appetite is strong, but realization lags behind – with consequences for supply, prices and investor confidence.
